Building Survey
This involved a Building Survey of a large detached property which had been adapted and extended over the years. The potential for the property was huge and its market appeal was high. However, the works required were extensive. The client in question was a senior member of a well-regarded residential bank, but specifically instructed the practice to undertake this on their behalf, due to experience and track record.
The property was valued in excess of £1 million. The practice was successful in repositioning the client and helping to negotiate the price down by in the order of almost 10%. The practice then referred the client onto an esteemed architecture colleague who provided further professional advice, working with Ian Stuart Gibson to outline the likely future value of the asset. Again, another delighted client.

The practice was asked to undertake a HomeBuyers report on a property which a relatively young first time buyer was purchasing. The property was for her and her daughter. She had been provided with a valuation for mortgage purposes. However, as is frequently the case, the Surveyor had no real regard into the issues that would affect her and his only concern as is his instruction, is to ensure that the property meets the bank’s requirements.
I explained the process in detail to my client, as did my Practice Manager Sandi Birkett. We were able to provide a competitive fee and also produced a report which explained everything in detail. As per all my surveys, the terminology and the rhetoric was explained prior to the client receiving the report and after. There were many works which were required to the property which had not been adequately reflected. The vendor was adamant that they did not want to reduce the price. However, having received the survey report, the price was reduced by over 10% as a direct consequence. In this instance around £20,000

The portfolio was undertaken for a client by way of a mutual professional associate. The practice was able to provide a comprehensive overview of the assets, including opportunities and threats. This is particularly interesting and challenging given that the portfolio consisted of a number of mixed use properties and incorporated two prominent Grade II Listed buildings.

Ian Stuart Gibson picked up a potentially major issue whilst conducting a Building Survey on an old cottage which had been missed by the Valuation Survey.
