First Time Buyer's Survey
The practice was asked to undertake a HomeBuyers report on a property which a relatively young first time buyer was purchasing. The property was for her and her daughter. She had been provided with a valuation for mortgage purposes. However, as is frequently the case, the Surveyor had no real regard into the issues that would affect her and his only concern as is his instruction, is to ensure that the property meets the bank’s requirements.
I explained the process in detail to my client, as did my Practice Manager Sandi Birkett. We were able to provide a competitive fee and also produced a report which explained everything in detail. As per all my surveys, the terminology and the rhetoric was explained prior to the client receiving the report and after. There were many works which were required to the property which had not been adequately reflected. The vendor was adamant that they did not want to reduce the price. However, having received the survey report, the price was reduced by over 10% as a direct consequence. In this instance around £20,000
